We specialize in leak detection and slab leak repair in Mesa, Chandler, Gilbert & Phoenix locations. In an effort to make housing more affordable, many slightly older homes were built on concrete slabs instead of a crawl space or basement. Both the water lines and sewer pipes were usually laid underneath the concrete slab, which is several inches thick, so if a leak occurs whether your in Chandler or Phoenix, the concrete will have to be opened up to fix it. This makes slab leaks especially difficult to find and repair. A slab leak in Phoenix and Tempe can be much different from a slab leak in Mesa or Chandler. But be assured that our plumbers will find any leak using our electronic leak detection equipment and we are also expert plumbers at re-routing or repairing plumbing lines to resolve slab leaks.
If you are unlucky enough to have a slab leak, you may not know it until water begins to come up through the floor. If a water line is leaking you may smell a musty, mildew smell, even in dry places like Gilbert and Chandler. If a sewer pipe is leaking you will begin to smell sewage. It’s crucial to repair these leaks immediately to prevent mold or bacteria from damaging your home or your health. We will find the leak quickly and advise you if it’s better to re-rout the pipes, or to open a small area in the slab to repair the leaking pipe. Sometimes the pipes in an older home are so badly deteriorated that it is best to repipe the house.
- Sewer and Drain Cleaning and Sewer Line Replacements
- Repiping Mesa, Chandler And Gilbert
Repiping from Cadiente Plumbing involves replacing the pipes in your house rather than repairing small areas. It’s a long term solution rather than a short term repair. In an older home, like many found in Mesa and Tempe, if the pipes are corroded and leaking in places, you may continue to develop more leaks in more places. In addition, old corroded pipes may have small pinhole leaks that can go unnoticed for quite some time, all the while causing water damage, mold, and high water bills. Other reasons you may want to repipe a Gilbert or Phoenix home includes rusty, smelly, or bad tasting water and low water pressure. Repiping your home will provide excellent water pressure along with high quality, clean water that is free of potentially harmful materials leached from old pipes.
- Toilet, Tub, Sink, Garbage Disposal and Water Heater Repair or Plumbing Fixture Replacements
Many Phoenix and Mesa home owners don’t realize how often plumbing fixtures need to be repaired or replaced. For example, the average lifespan of a hot water heater is only about 10 years. Older homes in Phoenix tend to go out quicker than newer homes in the Mesa, Chander or Tempe areas. Some clues that your hot water heater may be nearing the end of its life include, having less available hot water than you used to, and taking longer than it did in the past to provide hot water. Additionally, hot water heaters can acquire leaks, which often cannot be repaired. When its time for a new hot water heater you may be able to recoup the cost over time by purchasing a more energy efficient model from a licensed plumber.
Bathroom fixtures such as sinks and toilets can last for decades in Gilbert AZ, but some of the parts most likely won’t make it that long. Faucets frequently begin to leak. Sometimes having some gaskets replaced will take care of the problem, but the average life of a faucet is about 15 years, so if it’s nearly that old you may be better off having it replaced. A new faucet also gives your sink a face lift!
Toilets also can last forever, but not some of the inner parts. The flapper and lever often need to be replaced in 5 years or less, or you may wish to consider upgrading to a newer, more powerful flushing system.
